We’re excited to announce a new enhancement that gives agents and brokers more flexibility when submitting earnest money requests. Whether the buyer’s agent is unavailable, not part of the MLS, or the buyer is unrepresented, TrustFunds has you covered.
What’s New?
Buyer’s Agent is in the MLS but Unavailable
- The buyer’s agent will receive an email notification and have full access to the transaction in their TrustFunds Transaction Table and History Report—just as if they had sent the request themselves.
- The agent can select any TrustFunds Registered Earnest Money Holder as documented in the fully executed purchase agreement.
Buyer’s Agent is NOT part of the MLS
- The buyer’s agent will receive status notifications via email but will not have access to the TrustFunds Transaction Table or History Report since they are not part of the participating MLS.
- The listing agent can send the History Report to the buyer’s agent.
- The listing agent can choose either the listing broker or a TrustFunds registered title company to hold the funds, as outlined in the purchase agreement.
- The buyer will receive an email identifying the listing agent as the sender, along with their contact information.
Buyer is Unrepresented
- The listing agent can select the “Buyer is not represented” option to initiate the request.
- The listing agent may choose the listing broker or a TrustFunds registered title company to hold the funds.
- All communications and notifications will be sent directly from the listing agent.
Why It Matters:
This enhancement ensures that transactions can move forward smoothly—even when the buyer’s agent is unavailable or not part of the MLS. It’s another way TrustFunds is making real estate transactions more efficient, secure, and agent friendly.
